1. Prices and Taxes

All prices are quoted in AED and are inclusive/exclusive of applicable taxes and service charges, as specified at the time of booking. Any additional government levies introduced after booking will be applicable at check-in. Rates may vary based on seasonality, availability, and special offers.

2. Payment and Terms at Check-in/Check-out

An advance deposit is required to confirm all reservations. Full payment must be settled prior to or at check-in, as per the booking terms. Guests must present a valid government-issued ID or passport upon check-in. A refundable security deposit will also be collected at check-in and will be refunded within 3 days after check-out, subject to a satisfactory property inspection. Check-in and check-out times must be strictly observed unless otherwise agreed in advance. Late check-out or early check-in may be subject to additional charges.

3. Traveling with Minors

Guests traveling with children are responsible for their safety and supervision at all times. Extra bedding, baby cots, or child-friendly amenities may be arranged in advance, subject to availability and additional charges.

4. Accessibility or Special Needs

Strives to accommodate guests with accessibility requirements. Guests with special needs are requested to inform the management prior to arrival to allow arrangements wherever possible. Availability of accessible units is subject to confirmation at booking.

5. Parking

Designated parking spaces are available for guests as per their unit type. Unauthorized or improperly parked vehicles may be subject to penalties. The Sterling does not accept responsibility for loss or damage to vehicles or personal belongings left inside.

6. Events

We may host community events or maintenance activities that could temporarily affect certain facilities. Guests will be informed in advance wherever possible.

7. Dispute Resolution / Issues

Any concerns or disputes should be reported to the 24/7 support team immediately for resolution. In case of unresolved matters, disputes will be governed under the applicable laws of Dubai, United Arab Emirates.

8. Use of Personal Information

Guest data collected during the reservation and stay may be used for booking management, legal compliance, and service improvements. Personal information will not be shared with third parties without consent, except as required by law.

9. Liability

We are not liable for loss, theft, or damage to guests’ personal belongings. Guests are responsible for the safekeeping of their valuables. Use of facilities is at the guest’s own risk, and management is not responsible for injuries caused by negligence, misuse, or failure to comply with property guidelines.

10. Force Majeure

The Sterling shall not be held responsible or liable for cancellations, interruptions, or delays caused by events beyond reasonable control, including but not limited to natural disasters, government actions, health emergencies, or technical failures.

11. Third Party Rights

No third party shall have any rights to enforce or claim benefits under these terms.

12. Waiver

Failure to enforce any provision of these Terms & Conditions at any time shall not constitute a waiver of such provision or the right to enforce it in the future.

13. Severance

If any provision of these Terms & Conditions is deemed invalid or unenforceable, the remaining provisions shall remain valid, binding, and enforceable to the fullest extent permitted by law.

1. Payment Policy

Full payment is required at the time of booking.

No partial or installment payments are allowed.

The reservation is confirmed only after successful payment.

2. Cancellation Policy

No cancellation allowed.

In case of cancellation at any time after booking, 100% of the booking amount will be charged.

No refunds will be issued under any circumstances.

3. Modification Policy

Date changes, shortening of stay, or name changes are not permitted.

Any modification will be treated as a cancellation, and full charges will apply.

4. No-Show Policy

If the guest does not arrive on the check-in date, 100% of the booking amount is forfeited.

The reservation will be released the following day without refund.

5. Early Departure Policy

If the guest checks out before the booked check-out date, no refund will be issued for unused nights.
